Abstract
The article is based on the results of the demographic development study conducted for the General urban plan of Čačak 2035, which included the city centre and settlements in the suburbs. The basic results of the study pointed to a contradiction between demographic development and the construction of new housing units. Despite the population decline at the city level, but also in all individual settlements (58) within the city, the number of housing units continued to increase during the last census period. In order to gain a better insight into the demographic trends and housing needs in the city of Čačak, the paper analyses not only the population movement and changes in the number and structure of households and housing units, but also factors such as the representation of families by type and the structure of the population (aged 15 and over) by marital status, which influenced the shaping of the above changes and needs in the beginning of the 21st century. In order to better understand the uneven distribution of the observed phenomena and processes, the spatial coverage of the study was extended to the entire city of Čačak.
